The total area of ​​the land where the hotel and the villa are planned is 64,011 m2.

The remaining land for the realization of the project, depending on the project, would amount to approx. 100,600 m2
m2. This part would include the concession (beaches and sea) on the maritime property and the right to build on
state-owned land. The part belonging to the state could be sold to a future investor.

The land is located on the island of Murter, in the Sibenik water area, which is connected to the mainland by a bridge.
It is part of the Prisliga - Jazine Tourism and Hospitality Zone, a location for economic purposes - Tourism and Hospitality T1 (hotels and villas).

The plan envisages the construction of a hotel with accompanying facilities for shopping, service, sports,
recreational and entertainment purposes.

A mixed-use resort (SPA, Health & Lifestyle resort consisting of a boutique hotel and additional facilities for sale).

The maximum capacity in zone T1 is 1424 beds, of which 30% or 427 beds are in villas, and the rest can be hotel accommodation and/or annexes.

Within the zone T1, it is possible to form one or more building parcels and one or more buildings of basic purpose, and one or more buildings with accompanying contents can be built on one parcel.

At least 40% of the construction area must be landscaped as parks and natural greenery.
The maximum permitted floor plan development of an individual building lot is 30%.
The efficiency factor cannot be higher than 0.8
